Ad Valorem Taxes: The real estate lawyers at Watkins & Eager assist a variety of clients with legal issues relating to the taxation of real property. Loans: Owners, developers, banks, lenders, insurance companies and investors look to the experienced Watkins & Eager real estate team for legal guidance in the structure of equity and debt capital transactions for the finance of real estate developments. Our attorneys work closely with clients in development capital transactions such as loans from private lenders, banks and insurance companies and through public sector funds such as private activity bonds. Additionally, our attorneys are experienced in equity capital transactions and provide regulatory and securities guidance to real estate developers and investors in such financial transactions. Our attorneys have extensive experience with the loan programs administered by HUD/FHA, including those under Sections 221(d)(4), 223(a)(7) and 223(f) of the National Housing Act. Additionally, we regularly represent borrowers in multifamily loan transactions originated under the Fannie Mae and Freddie Mac lending programs.
Foreclosures: Due to our involvement with many banks and lenders in secured transactions, our real estate lawyers are well versed in Mississippi foreclosure law and provide representation to banks, lenders and secured parties in the exercise of remedies in secured transactions such as foreclosure of real property and personal property.
Multi-family Developments: With extensive experience in the acquisition, construction and finance of new construction and rehabilitation multifamily housing projects, the real estate team at Watkins & Eager has a broad base of knowledge in multifamily development. Our firm provides legal representation to owners, developers, management companies and lenders for multifamily projects. Our lawyers are capable of providing legal support for multifamily housing developments, including conventional developments, tax credit developments and HUD developments.

Tax Credits: Our real estate lawyers have significant experience in tax credit project development and can provide legal guidance for affordable housing projects and new market tax credit projects. The transactional and regulatory experience of our team enables us to handle all legal aspects in this complex area of the law. We provide representation to for-profit and not-for-profit developers, tax credit investors, banks and lenders, underwriters and bond purchasers for tax credit projects of every nature.
